All Pro Funding V has been organized to provide accredited investors with an continuing opportunity to participate in the residential real estate market.
The investment provides capital preservation through low-risk investments in The Challenger Group’s residential construction and land development operations.
Proceeds of this Offering are used to make loans to The Challenger Group and/or its affiliates to fund the construction of residential residences.
The loans are secured by first or second deeds of trust, in amounts at or below 75% Loan to Value (LTV), and a Corporate Guarantee by The Challenger Group, Inc.
Due to the growth and success of Challenger Homes and its affiliates (Top 125 US builder), the size of All Pro Funding V is established at $100,000,000.
The interest rate is based on the Wall Street Journal Prime Rate (WSJ Prime Rate), All Pro Capital will pay Investors Prime + 3% on invested funds.
The rate will be adjusted quarterly with a floor (minimum rate paid) of 7% and a ceiling (highest rate paid) of 10%.
All Pro Funding V is uniquely liquid in that investors can request repayment of a portion (up to 50%) of their investment at any time after an initial 6-month holding period.
The remaining 50% will become available for redemption after an initial 12-month holding period.
Return of investment will be made within 90 days of redemption request date (subject to redemption provisions).
