All Pro Capital is pleased to announce a great opportunity to invest in a new construction, class ‘A’ single-family rental community in Fort Worth, Texas.

All Pro Deer Creek Villas is a 60 unit single-family community project located 15 miles south of Fort Worth, one of the fastest growing metropolitan cities in the United States. 

The project is located within the master planned community of Deer Creek, offering a new and affordable single-family housing option within a submarket that has very little multi-family supply.

The project will be constructed and leased in one phase. The lots will be purchased on a fully developed basis, which will occur in the second quarter of 2023.  Construction will start once the lots are purchased and leasing activity will start in the third quarter of 2023. It is anticipated that the project will reach stabilization in the fourth quarter or 2024. 

Deer Creek Villas will contain five different home types ranging from 1,300 – 2,100 square feet, with a mix of 2 bedroom, 3 bedroom, and 4 bedroom floorplans.

ONM Living will acquire fully developed lots and then construct these units in once phase. Home construction will be completed in 14 months. Leasing efforts will begin once the first unit is complete and continues as construction is moving through the development. 

As part of the larger Master Planned Community, ONM Living will also operate 382 cottage-style units and HistoryMaker Homes will construct 273 for sale, single-family homes. Measurable value created from the cumulative effort of all three positions is expected. In total, the family of businesses will operate 715 residential units in this location.

The minimum investment amount to participate in this opportunity is $75,000.

Higher investment amounts can be purchased in half shares. 

Funding for the first tranche is needed by December 22nd.

This will be a bifurcated raise with 1/3 due immediately and the other 2/3 due in April of 2023.

Investors that commit to the $75,000 per share unit price must fund both tranches.

Investors will receive a 30 day notice for the second call funding.

If a client is not able to meet their full commitment their initial investment will be returned. The accrued priority return will be reduced by 25%. 

 

Profit Sharing: 22.5%

Preferred Return: 8%

Expected term: 5 years
