All Pro Capital is pleased to announce a great opportunity to invest in a to-be-built cottages project in Fort Worth, Texas.

All Pro Deer Creek is a 382 unit cottage project located 15 miles south of Fort Worth, one of the fastest growing metropolitan cities in the United States. 

Land development will start in the third quarter of 2022, and total stabilization is expected during the fourth quarter of 2025. 

All Pro Deer Creek will contain 10 different homes types ranging from 360 –  1,307 square feet, offering a mix of studio, one-bedroom, two bedroom, and three-bedroom floorplans. 

Deer Creek Cottages offers a new and affordable housing option within a submarket that has very little multifamily supply. 

The project is constructed in “duplex” style where each building contains two units. This unique product offering allows for maximum density giving the consumer a more “single family” product feel. Every front door opens to the outside and every unit has direct access to landscaped courtyards. 

Parking for the community will be a mix of open surface, carport surface, and single bay garages. 

Approximately 90% of units will contain a private, fenced backyard. 

The community is gated with private entries, and includes a community center with a swimming pool, a dog park, 672 parking spaces and other amenities, surrounding a neighborhood elementary school.

The minimum investment amount to participate in this opportunity is $75,000.

Higher investment amounts can be purchased in half shares. 

Funding for the first tranche is needed by December 22nd.

This will be a bifurcated raise with 1/3 due immediately and the other 2/3 due in July of 2022.

Investors that commit to the $75,000 per share unit price must fund both tranches.

Investors will receive a 30 day notice for the second call funding.

If a client is not able to meet their full commitment their initial investment will be returned. The accrued priority return will be reduced by 25%. 


Profit Sharing: 22.5%

Preferred Return: 8%

Expected term: 5 years
